Selling “as-is” is one of the most misunderstood phrases in real estate. Here’s what it actually means in Colorado, and what it doesn’t.

“As-is” means you don’t do repairs

When you sell as-is to a cash buyer, you are not agreeing to fix anything. No new roof, no foundation work, no fresh paint, no cleaning out the garage. The buyer takes the property in its current condition and factors the work into the offer. That’s the whole point: you trade a bit of price for skipping the cost, time, and stress of getting a house “market ready.”

“As-is” does not mean “no disclosures”

This is the part people miss. In Colorado, sellers generally still complete the Seller’s Property Disclosure and must disclose known material defects (for example, a known foundation problem or past flooding). Selling as-is limits your obligation to repair, not your obligation to be honest about what you know. A good cash buyer wants the real condition anyway, it’s how they build an accurate offer.
